Avant Capital Partners (Avant), together with AIP Asset Management (AIP), have secured a successful green refinancing of a landmark office asset in Helsinki. The asset was acquired by a Korean investor group and a Finnish pension firm in January 2020 through a sale and leaseback transaction. Avant and AIP have acted as co-managers of the structure since the acquisition.
The modern office property, located in Vallila district in Helsinki, was fully completed in 2017 and it has a total leasable area of 74.150 square meters accommodating approx. 6.000 people. Its tenants include OP Cooperative, Senate Properties (Finnish Tax Administration) and Tehy. The property comprises several buildings and features a high-quality anchor tenant. It has been developed with a strong focus on sustainability, with all buildings receiving an EPC rating of B, strong LEED certification, and alignment with EU Taxonomy’s substantial contribution criteria, underscoring its excellent ESG performance.
The asset’s exceptional ESG credentials played a key role in securing the full refinancing, demonstrating the strong interest in top-quality office assets even in a challenging market environment. The green financing was achieved after significant investments in sustainability measures, resulting in partial EU Taxonomy alignment for all buildings in the office complex.
